A villa in Dubai is a lot of house to look after. Several AC units on the roof, water tanks and pumps, four or five bathrooms, a garden with irrigation, outdoor lights, gates, a roof terrace that bakes in the sun all summer, and wooden doors that move with every change in humidity. Problems tend to show up one after another, and if you call a different company each time, nobody builds up a picture of the house. AC systems

Villas usually have ducted systems or several split units, with outdoor condensers on the roof or in the side yard. We service the indoor units, coils, blowers and drains, clean the outdoor units of sand, check refrigerant pressures and repair leaks. A service before summer and another after the hottest months keeps the system efficient and avoids the July breakdown. Duct cleaning every few years helps with dust and allergies. Plumbing, tanks and pumps

Many villas have a roof tank or an underground tank with a booster pump and pressure vessel. When the pump fails, the whole house loses pressure. We service and repair pumps, pressure switches and valves, fix leaking taps and mixers, unblock drains, repair concealed cisterns and look after water heaters. In older villas, we keep an eye on pipework condition so replacement can be planned instead of forced by a burst.

Waterproofing and leaks

Roof terraces, balconies and bathroom floors are the usual sources of leaks in villas. Cracked roof membranes, blocked roof drains and failed bathroom waterproofing let water into ceilings and walls. We inspect roofs and terraces, clear drains, reseal joints and repair waterproofing in affected areas. For hidden leaks, we use leak detection equipment before opening anything.

Painting inside and out

Interior walls get scuffed and marked, and exterior walls fade, chalk and crack in the sun. Exterior repainting with a weather-resistant system every few years keeps the villa looking good and protects the render. Community rules often control exterior colours, so we work within your community’s guidelines.

Doors, windows and carpentry

Wooden doors swell and stick, sliding doors to the garden fill with sand and wear their rollers, window seals crack and let dust in, and kitchen cabinet hinges loosen. We adjust, repair and replace as needed, and treat wooden items exposed to the weather.

Outdoor areas

Outdoor lights, gate locks and hinges, pergolas, outdoor tiles and pool surround tiles, boundary wall cracks and paint, and water features. Garden landscaping and irrigation design are specialist trades we do not cover, but we fix leaking irrigation connections and outdoor taps that are part of the house plumbing.

Seasonal villa care in Dubai

• Before summer (March to May): AC service on every unit, check roof condensers and their supports, clean outdoor unit coils, check roof drains and terrace waterproofing.
• During summer: keep AC drains clear, check pumps and water heaters, keep an eye on exterior sealant around windows exposed to the sun.
• Before travelling: set the AC to a higher temperature rather than off to control humidity and mould, switch off water heaters, close the main water valve if the house will be empty for weeks, and ask someone to check the villa.
• After summer (October to November): second AC service, exterior touch-up painting, door and window adjustments as humidity changes, and garden-side repairs before the outdoor season.

Each visit is quoted in advance, so you only pay for what is done. Because the same technicians return, they keep notes on your villa: AC unit models, pump type, paint colours, previous repairs. That makes every visit faster.

For landlords who own villas but live abroad, we can attend when the tenant reports a problem, send photos and a short report, and only proceed after your approval.
