Seals that keep water out.
Most leaks start at a failed seal or cracked grout.

Black silicone around a shower tray, grout that has gone grey and crumbly, a gap where the kitchen worktop meets the wall. These look like cosmetic problems, but they are often where leaks start. Water gets behind the silicone or through cracked grout, soaks into the wall or the floor slab, and a few months later there is a damp patch on the neighbour’s ceiling or bubbling paint in the corridor. Our team replaces silicone and regrouts tiles in bathrooms and kitchens across Dubai, properly, so the seal actually keeps water out.
Why silicone fails in Dubai bathrooms
Bathrooms here are humid for much of the year, and many have no window, only an extractor fan. Silicone stays damp, and mould grows into it. Once mould is inside the silicone, cleaning only bleaches the surface for a few weeks. The other common cause is movement. Baths and shower trays move slightly when someone stands in them, and acrylic baths can flex a lot. If the original silicone was applied over dust or old sealant, or was not deep enough, it pulls away and leaves a gap.
Our resealing process
- Remove all old silicone. We cut out the old bead and remove every trace with a scraper and a silicone remover. New silicone does not stick to old silicone.
- Clean and treat. We clean the joint with a solvent and treat any mould on the tiles or grout nearby.
- Dry the joint. Silicone needs a dry surface. In a shower that has just been used, this can take time, so we use a heat gun or fan if needed.
- Fill the bath. For baths, we fill the tub with water before sealing. This lowers the bath to its loaded position, so the silicone does not tear the first time someone gets in.
- Apply sanitary silicone. We use a mould-resistant sanitary grade silicone in white, clear or a colour to match your grout, and tool it into a smooth, concave bead.
- Curing time. The area should stay dry for about 24 hours. We tell you when you can use the shower again.

- Around washbasins, vanity units and countertop basins
- Around toilet bases and wall-hung toilet pans
- Between kitchen worktops and the wall tiles or backsplash
- Around kitchen sinks and hob cut-outs
- Window frames and balcony door frames, inside and outside
- Expansion joints in tiled floors and terraces
Tile regrouting
Cement grout is porous. Over time it stains, cracks and wears away, especially on shower floors and in kitchens. Regrouting means raking out the old grout to a depth of a few millimetres, cleaning the joint and filling it with new grout. It makes old tiles look much newer and stops water getting behind them.
For shower floors, wet rooms and kitchen backsplashes, we often recommend epoxy grout. It is waterproof, does not absorb stains and resists mould far better than cement grout. It is harder to work with and costs more, but it lasts for years in the places where cement grout fails first. For walls in a guest bathroom, a good quality cement grout with a sealer is usually enough.
If tiles are loose or hollow when tapped, regrouting will not fix that. The tile needs to be lifted and refixed. Our tiling team can replace individual tiles, and matching old tiles is easier than you might think, as long as you have a spare box or a sample.
Leaks that look like grout problems
Sometimes a damp patch near a shower is not the grout at all. It can be a leaking mixer valve behind the wall, a failed waterproofing membrane under the tiles, or a loose waste connection under the tray. If we reseal and regrout and the dampness is still there, or if we suspect a hidden leak at the start, our plumbers can carry out water leak detection before any tiles are removed.
Kitchens and worktops
Kitchen silicone fails around the sink, where water sits, and behind the hob, where it gets hot. Water getting under a worktop swells chipboard and MDF cabinets, and then doors stop closing. We reseal worktops and sinks with the right sealant, and we use a heat-resistant sealant near hobs. If the cabinets under the sink are already swollen, our carpenters can replace the damaged panels.
Windows and balcony doors
In Dubai towers, wind-driven rain is rare but heavy when it comes, and the summer humidity pushes moisture into gaps around aluminium frames. Old, cracked sealant around windows lets in dust, water and hot air. We remove failed sealant and apply a weather-resistant silicone inside, and outside where the balcony allows safe access.
For landlords and move-outs
Mouldy silicone is one of the first things a move-out inspector notices. Resealing the bathrooms and kitchen before handover is quick and makes the whole apartment look cleaner. Landlords also book us between tenants to reseal and regrout so small problems do not turn into leaks.

Send photos of the areas on WhatsApp. We will tell you whether silicone, regrouting or a closer look for a leak is needed, and give you a clear quote. Most bathrooms can be resealed in a couple of hours, and regrouting a shower takes about a day including drying time.

Ask on WhatsAppCan you put new silicone over the old one?
No. New silicone does not bond to old silicone and mould stays underneath. We remove all of the old sealant first.
How long before I can use the shower?
Keep the area dry for about 24 hours so the silicone can cure fully.
Is epoxy grout worth it?
For shower floors, wet rooms and kitchen backsplashes, yes. It is waterproof and resists stains and mould much better than cement grout.
Why does mould come back on my silicone?
Usually because the old silicone was not fully removed, or the bathroom stays humid. Run the extractor fan during and after showers.
Can resealing fix a leak?
If the leak is through a gap in the seal, yes. If it is a pipe or waterproofing problem, we arrange leak detection.
Need something else fixed too?
Send photos. Get a clean seal.
We quote from photos for most resealing and regrouting jobs.
