A bathroom renovation is the project where good and bad workmanship differ the most, and where you find out a year later. A bathroom can look beautiful on handover day and still leak into the apartment below within months if the waterproofing was rushed or a mixer valve was not tested before the tiles went on. We renovate bathrooms in apartments and villas across Dubai, and most of our effort goes into the parts you will never see: the pipes, the waterproofing and the falls to the drain.
What a bathroom renovation includes
A full bathroom renovation usually follows these stages:
- Strip-out. Old tiles, sanitary ware, vanity, bath or shower tray and fittings are removed, and the debris taken away.
- Plumbing first fix. Old pipes are checked and usually replaced with new PPR pipes. Concealed mixer valves and cistern frames are positioned and pressure tested before anything is closed in.
- Floor preparation. The floor is screeded with a fall to the drain, so water runs away instead of pooling.
- Waterproofing. A waterproof membrane is applied to the floor and up the walls in the shower area, with reinforcing tape at corners and around pipes and drains. We flood test the floor before tiling where possible.
- Tiling. Floor and wall tiles are laid on full-bed adhesive, with niches, trims and grout lines planned in advance.
- Second fix. Vanity, basin, toilet, shower set, glass screen, accessories, mirror and lighting are installed.
- Sealing and testing. Silicone joints are finished, every fitting is tested for leaks and drainage, and the room is cleaned.
Popular bathroom upgrades in Dubai
Bath to walk-in shower
The most requested change. Many apartments and villas came with a bath that is rarely used. Replacing it with a walk-in shower with a glass screen, a rain shower and a built-in niche makes the bathroom feel larger and easier to use, especially for older family members. A level-access or low-threshold shower needs careful planning of the floor falls and drain position.
Concealed cisterns and wall-hung toilets
Wall-hung toilets with concealed cisterns from brands such as Geberit and Grohe make the floor easier to clean and give a modern look. The cistern frame is fixed to the wall or a stud partition and boxed in, with an access panel behind the flush plate for future maintenance.
Vanity units and storage
Wall-hung vanities, double basins for master bathrooms, mirror cabinets with lighting, and recessed niches for toiletries. In small apartment bathrooms, clever storage matters more than anything else.
Thermostatic showers and better pressure
Thermostatic mixers keep the water temperature steady, which is useful in Dubai summers when the cold supply can come out warm from the tanks. If pressure is weak, we check the supply and can fit a booster pump in villas.
Large-format tiles
Large porcelain tiles on walls and floors mean fewer grout lines, which look cleaner and collect less mould. They need a very flat surface and skilled tiling.
Waterproofing: why we do not cut corners
In Dubai towers, a leaking bathroom usually means water in the apartment below, a complaint to building management, and an expensive repair that involves taking the new bathroom apart. We use a proven cement-based or liquid waterproofing membrane, apply it in two coats to the full shower area and the floor, and turn it up the walls. Pipe penetrations and drains get special collars. Where the building allows, we flood test the floor for 24 hours before tiling. It is the single step that most cheap renovations skip, and the one that matters most.
Apartment and villa bathrooms
In apartments, bathroom renovations need a building permit in most towers, noisy work within set hours, and careful protection of the lift and corridors. Moving the toilet or the shower drain to a new position is often limited by the slab and the building’s drainage, so we usually keep fixtures in roughly the same places. See apartment renovation for more about building rules.
In villas, there is more freedom to change layouts, combine a bathroom with a dressing room or add a second basin. Older villas in The Springs, The Meadows, Arabian Ranches and Mirdif often have tired pipework, and a bathroom renovation is the right time to replace it.
How long does it take?
A standard apartment bathroom usually takes one to two weeks, including drying times for screed and waterproofing. A large master bathroom in a villa can take two to three weeks. Custom glass screens and imported fittings can have lead times of a week or more, so we order them early.
Choosing materials
We help you choose tiles, fittings and sanitary ware that suit your budget and are easy to maintain. Matt porcelain floor tiles are safer than gloss. Epoxy grout in the shower resists mould. Chrome and brushed finishes from established brands are easier to replace parts for later. You can supply your own materials, and we will check that they are suitable before installation.

Ask on WhatsAppHow long does a bathroom renovation take?
A standard apartment bathroom takes one to two weeks. A large villa master bathroom can take two to three weeks.
Do you waterproof the bathroom?
Always. Two coats of membrane on the floor and shower walls, with collars at pipes and drains, and a flood test where the building allows.
Can I replace my bath with a shower?
Yes, it is our most common bathroom change. We plan the drain and floor falls so water runs away properly.
Can you move the toilet?
In villas, often yes. In apartments, moving drains is limited by the slab and building rules.
Do I need a permit?
In most apartment buildings, yes. We prepare the documents building management asks for.
