Villa renovation guide

Many of Dubai’s best-loved villa communities are now old enough to need serious work. The first homes in Emirates Hills, The Springs, The Meadows and Arabian Ranches were handed over in the early 2000s, and Jumeirah Islands, Jumeirah Park and The Lakes followed soon after. Two decades of sun, sand, humidity and family life mean original kitchens, bathrooms, floors and pipes are reaching the end of their life. A villa renovation is the chance to fix the problems properly and make the home suit the way you live now.

BHMS renovates villas and townhouses across Dubai, from a single bathroom to a complete interior upgrade, with our own team of plumbers, tilers, carpenters, painters and handymen.

Common villa renovation projects

Kitchen upgrades

Original villa kitchens are often closed, dark and short on storage. We fit new cabinets and worktops, add islands where the space allows, upgrade lighting and fit modern appliances. Opening a kitchen to the living room is a popular change, but it may involve removing a wall, which needs a structural check and approval. See our kitchen cabinets page for the carpentry side.

Bathrooms and en-suites

Villas usually have three to six bathrooms, and many still have the original tiles, baths and fittings. We strip and retile, renew waterproofing, replace baths with walk-in showers, fit new vanities and concealed cisterns, and upgrade to thermostatic mixers. Old galvanised or early PPR pipes behind the walls are often replaced at the same time, which prevents the next leak.

Flooring throughout

Replacing tired ceramic floors with large-format porcelain or engineered parquet across the ground floor and bedrooms transforms a villa. Staircases can be clad in matching tiles, stone or wood treads.

Ceilings, lighting and walls

Gypsum ceilings with cove lighting in the living and dining areas, feature walls, wallpaper, and a full interior repaint. Double-height entrance halls and stairwells need scaffolding, which we bring.

Majlis and family rooms

Many families convert a formal room into a majlis or a family room with built-in seating, panelled walls, feature lighting and acoustic treatment.

Wardrobes and storage

Walk-in wardrobes in master bedrooms, fitted wardrobes in children’s rooms, under-stair storage, and laundry room cabinets.

Outdoor areas

Villa gardens are a big part of life in Dubai for six months of the year. We retile terraces and pool surrounds with slip-resistant tiles, build pergolas and outdoor kitchens, refresh boundary walls, and handle exterior painting with weather-resistant paint.

Approvals for villa renovation

Inside the villa, cosmetic work such as new tiles, kitchens and paint usually only needs notice to the community. Bigger changes are different:

  • Layout changes and wall removal may need a structural assessment and approval from the master developer, such as Emaar, Nakheel, Dubai Properties or Meraas, and in some cases Dubai Municipality.
  • Exterior changes, including colours, pergolas, extensions and garden structures, are controlled by community design guidelines.
  • Extensions and new rooms need engineering drawings and approvals, and are handled by a licensed consultant and contractor.

We will tell you which parts of your plan are likely to need approval, and focus our work on interiors, finishes and maintenance. For structural extensions we can recommend working with an approved consultant, and carry out the finishing work afterwards.

Things we check in older villas

Before quoting a villa renovation, we look beyond the surfaces, because hidden problems are cheaper to fix while walls and floors are open:

  • Water pipes and valves, especially in villas over 15 years old
  • Signs of damp, leaks and failed waterproofing in bathrooms, roofs and balconies
  • Termite damage to door frames, skirting and wooden stairs, which we see in some older communities
  • AC ducts and units, which should be cleaned after renovation dust
  • Cracks in walls and ceilings that may need investigation

How a villa renovation runs

  1. Free site visit with a walk through every room and the outdoor areas.
  2. Scope and phasing. We write a scope room by room and suggest phases if you want to spread the work or the budget.
  3. Itemised quote with material options.
  4. Work on site in a planned order, with dust protection and daily clean-up.
  5. Handover with a snag list, a materials list and our workmanship guarantee.

A partial renovation such as a kitchen and two bathrooms usually takes four to eight weeks. A full interior renovation of a four or five-bedroom villa can take two to four months.

Communities we work in

We regularly work in Arabian Ranches, Arabian Ranches 2 and 3, The Springs, The Meadows, The Lakes, Emirates Hills, Jumeirah Park, Jumeirah Islands, Dubai Hills Estate, Damac Hills, Mira, Mudon, Al Furjan, Mirdif, Al Barsha and Jumeirah. Many of these villas share similar layouts, so our team often already knows where the problem areas are.

Book a villa visit

Send photos of the areas you want to change and your community name on WhatsApp. We will arrange a free site visit to discuss the plan, check the condition of the villa and give you an itemised quote. For ongoing care after the renovation, see villa maintenance.

Older villas

Fix what is behind the walls, too.

Villas from the early 2000s often have tired pipes, failing waterproofing and termite-damaged frames. We check these before quoting, so the new finishes are not ruined by an old problem.

  • Pipes and valves
  • Bathroom waterproofing
  • Roof and balcony leaks
  • Termite damage
  • Wall cracks
  • AC ducts after dust

FAQ

Villa renovation questions.

Anything else? Send a WhatsApp and the team will answer.

Ask on WhatsApp
Do I need approval to renovate my villa?

Cosmetic interior work usually only needs notice. Layout, structural and exterior changes need master developer approval and sometimes Dubai Municipality.

How long does a villa renovation take?

A kitchen and two bathrooms take about four to eight weeks. A full interior renovation of a large villa can take two to four months.

Can you renovate in phases?

Yes. Many owners do the kitchen first and bathrooms later, or one floor at a time.

Do you build extensions?

Structural extensions need a licensed consultant and approvals. We focus on interiors, finishes and maintenance, and can do the finishing after an extension.

Which communities do you cover?

All of Dubai, including Arabian Ranches, The Springs, The Meadows, Emirates Hills, Jumeirah Park, Dubai Hills Estate, Damac Hills and Mirdif.
