Dubai is a dusty city. Fine sand from the desert, dust from the construction that never really stops, and the lint and hair that every home produces all end up in the same place: the AC ducts. Air conditioning here runs for most of the year, so that dust is pulled through the system thousands of times. Over a few years, ducts, grilles and the AC unit itself build up a layer of dust, and in humid areas, mould. The result is dusty rooms soon after cleaning, musty smells, weaker airflow and, for many families, more sneezing and allergies. Signs your AC ducts need cleaning

• Dust collects on furniture and floors within a day or two of cleaning
• Black or grey marks around the supply grilles on the ceiling

How we clean AC ducts

Duct cleaning is only worth doing if it is done thoroughly. Wiping the grilles and spraying a fragrance is not duct cleaning. Our process covers the whole air path, from the return grille through the AC unit to every supply outlet.

1. Inspection. We check the system type, open access points and use a camera to see inside the ducts. We take photos so you can see the condition before cleaning.
2. Protection. We cover furniture and floors under each grille and seal the outlets we are not working on, so dust does not spread into the room.
3. Negative pressure. A powerful vacuum with HEPA filtration is connected to the duct, so the dust we loosen is pulled away instead of blowing into the home.
4. Agitation. Rotary brushes and air whips are fed through the ducts to break up dust and debris stuck to the duct walls.
5. AC unit cleaning. We clean the indoor coil, blower wheel and drain pan, because a clean duct connected to a dirty unit will soon be dirty again.
6. Grilles and diffusers. Supply and return grilles are removed, washed and refitted.
7. Sanitising. On request, we apply an antibacterial and antifungal treatment suitable for HVAC systems, which helps against mould and odours.
8. Report. We take after photos at the same points and show you the difference.

Duct cleaning for different AC systems

Villas with ducted AC

Most villas in Arabian Ranches, Dubai Hills Estate, The Meadows, The Lakes, Emirates Hills, Mira and Damac Hills have ducted DX systems, with indoor units in the ceiling or a loft space and flexible or rigid ducts running to every room. These benefit most from duct cleaning. A typical four or five-bedroom villa has several systems and many outlets, so we usually plan a full day with a team of two or three.

Apartments with fan coil units

In towers with district cooling, each apartment has fan coil units in the false ceiling, often with short ducts to the grilles. Even though the ducts are shorter, the FCU coil and the plenum boxes collect a lot of dust and moisture. Cleaning the FCU, its drain pan and the ducts together makes a big difference to smells and airflow.

Offices and commercial spaces

Offices, clinics, nurseries and restaurants often have air handling units and longer duct runs. Cleaner air matters for staff and customers. We can work after hours or at weekends and provide a short report for your facility records.

Flexible ducts and when to replace them

Many Dubai villas use flexible ducts, which are cheaper and faster to install. They cannot be brushed as aggressively as rigid metal ducts, and older flexible ducts can tear, sag or lose insulation. When we find damaged sections, crushed bends or ducts that have come loose from the grille, we show you photos and quote for repair or replacement. A disconnected duct in the ceiling void can cool the ceiling space instead of the room, and is a common cause of condensation stains.

How often should ducts be cleaned in Dubai?

For most homes, every two to three years is a good routine, with AC servicing twice a year in between. Homes with pets, smokers, allergy sufferers, or construction nearby may benefit from yearly cleaning. Always clean the ducts after a renovation, because gypsum and paint dust go straight into the system.

What to expect on the day

Apartments usually take a few hours, villas most of a day. The AC will be off while we work, so in summer we schedule an early start and work room by room where possible. We clean up any dust around the grilles, put the furniture back and run the system with you at the end. There is no smell from the cleaning, and if a sanitiser is used it is safe once dry.
