In Dubai you might think hot water is a winter problem only, but most homes rely on the water heater all year, and when it stops working you notice straight away. No hot water for the morning shower, a heater that trips the breaker every time it switches on, water dripping from the false ceiling, or a rumbling noise from the tank. Our water heater repair team fixes and replaces electric water heaters in apartments and villas across Dubai, usually on the same or the next day.

Water heater problems we fix

No hot water

The most common causes are a burnt-out heating element, a faulty thermostat, a tripped safety cut-out, or a problem with the power supply. We test each part with a meter, replace what has failed and check the heater reaches the right temperature before we leave.

Heater trips the breaker

If the circuit breaker or the RCD trips when the heater switches on, there is usually water getting into the element or the wiring terminal, or the element has cracked. This is a safety issue, so switch the heater off at the isolator and do not keep resetting the breaker.

Water only lukewarm

Lukewarm water can be a thermostat set too low, a failing element, or a tank full of limescale and sediment, which insulates the element from the water. In Dubai, sediment build-up is common in heaters that have never been flushed. Flushing and descaling often restores full temperature.

Leaking water heater

Leaks from the connections, the safety valve or the drain valve are usually repairable. A leak from the tank body itself, often seen as rust and dripping from the bottom, means the tank has corroded through and must be replaced. Because many apartment water heaters sit in a false ceiling, a leak can soak and collapse the gypsum below, so act quickly.

Noisy heater

Popping, rumbling or hissing sounds are usually caused by sediment on the bottom of the tank boiling as the element heats. Flushing the tank helps. Constant hissing from the safety valve can mean the pressure is too high or the valve has failed.

Smelly or discoloured hot water

Rusty water from hot taps only points to corrosion inside the tank or a worn anode rod. A rotten egg smell can come from bacteria reacting with the anode. Replacing the anode and flushing the system often solves it if the tank itself is still sound.

Water heater replacement

Most electric water heaters in Dubai last somewhere between 8 and 12 years, depending on water quality and maintenance. If yours is older, rusting, or has needed several repairs, replacing it may make more sense than another repair. We replace like for like in standard sizes, usually 50, 80 or 100 litres for apartments and larger units for villas, and we install the safety valve, isolation valves and connections new.

We work with heaters from Ariston, Rheem, Ferroli, Super General, Haier and other brands sold in the UAE. We can supply the new heater or fit one you have bought. If the heater is in a false ceiling, we check that the support brackets and the ceiling can carry the full weight of the new tank when filled with water.

Horizontal and vertical heaters

Many apartments have horizontal heaters above the bathroom or corridor ceiling, because there is no floor space. Villas often have vertical heaters in a utility room, on the roof or in a dedicated store. Replacing a horizontal heater in a ceiling void is more work, because access is tight. We bring the right ladders and two technicians for larger units.

Solar and central systems

Some villas in Dubai, including many in The Sustainable City and newer communities, use solar water heating. Some towers have central hot water from the building plant. We can check pipework, valves and electric backup heaters, but repairs to solar collectors or building plant are usually done by the system supplier or building management.

Maintenance that extends heater life

• Flush the tank once a year to remove sediment, especially in villas and older buildings.
• Check the anode rod every two to three years and replace it when worn.
• Test the safety valve so it releases pressure when needed.
• Set the thermostat sensibly. Around 55 to 60°C is hot enough for safe use and reduces scaling and energy use.
• Turn it off when you travel for long periods, which is common in summer.

Safety first

Water heaters combine water and electricity, so we isolate the power and test it is dead before opening any panel. A faulty safety valve can let pressure build up dangerously, which is why we replace it when we replace a heater and never block or remove it. If the wiring to the heater is damaged or the isolator is burnt, we will explain what needs an electrician.

Landlords and tenants

In most Dubai tenancies, major repairs and replacement of a failed water heater are usually the landlord’s responsibility, while small maintenance may fall to the tenant, depending on the contract.
