Water leak detection guide

Hidden leaks are some of the most stressful problems in a Dubai home. The ceiling below your bathroom has a brown ring, the skirting in the corridor is swelling, your neighbour downstairs has sent a message through building management, or the DEWA bill has suddenly doubled with no change in how you use water. Somewhere water is escaping, but you cannot see where. Breaking tiles at random to look for it is expensive and messy. Our water leak detection service finds the source first, so only the necessary area is opened.

Signs you may have a hidden leak

  • A water bill that is much higher than usual for the season
  • Damp patches, stains or bubbling paint on walls or ceilings
  • Swelling skirting boards, door frames or kitchen cabinet bases
  • Loose or hollow-sounding floor tiles near bathrooms and kitchens
  • A musty smell or mould in one corner that keeps coming back
  • The water meter moving when every tap and appliance is off
  • Warm spots on the floor, which can mean a leaking hot water pipe
  • Water appearing in the apartment below or in a car park ceiling

A simple test you can do yourself: turn off every tap and water-using appliance, note the reading on your water meter, and check it again after an hour without using any water. If it has moved, there is a leak somewhere after the meter.

How we find leaks without breaking walls

Thermal imaging

A thermal camera shows temperature differences on the surface of walls, floors and ceilings. Water and wet materials are usually cooler, and leaking hot water pipes are warmer. It lets us trace the path of moisture and spot leaking pipes behind tiles without touching them.

Moisture meters

Moisture meters measure how wet a material is. By taking readings across a wall or floor, we can map the wettest area and narrow down where the water is entering.

Pressure testing

We isolate sections of the plumbing and pressurise them, then watch the gauge. If the pressure drops, that section is leaking. This tells us whether the leak is in the hot or cold supply, in the bathroom or the kitchen, before we look for the exact spot.

Acoustic detection

Pressurised water escaping from a pipe makes a sound. Acoustic listening equipment picks up that noise through floors and walls, which helps locate leaks under screed and tiles.

Dye and flood tests

For drain leaks and failed waterproofing, which do not show on a pressure test because the pipes are not under pressure, we use dye in the water or flood the shower floor or balcony for a set time and check the space below. Shower trays, floor drains and balcony waterproofing are common sources of leaks into the apartment downstairs.

Common leak sources in Dubai homes

From our work in towers and villas across the city, the usual causes are:

  • Concealed mixer valves behind shower walls, where a seal or a joint has failed.
  • Water heater connections in false ceilings, which leak onto the gypsum and show as a stain.
  • Failed waterproofing under shower floors and on balconies and roof terraces.
  • Drain joints under baths, shower trays and floor drains.
  • AC condensate drain lines that are blocked or disconnected, often mistaken for a plumbing leak. Our AC team handles these.
  • Underground pipes in villa gardens and driveways, especially around irrigation lines.
  • Roof tanks and pipe runs on villa roofs exposed to the sun.

After we find the leak

Once the source is found, we show you the readings and photos and explain what needs to be done. Usually our plumbers open a small area, repair the pipe, valve or joint, pressure test again to confirm, and close the area. If tiles must be removed, we try to lift them carefully for reuse, and our tilers can replace them with matching tiles if you have spares. Damaged gypsum ceilings and walls are repaired and repainted by our own team, so you do not need to arrange different contractors.

If the cause is failed waterproofing on a shower floor or balcony, the lasting fix is to remove the tiles, apply a new waterproofing membrane and retile. We will give you a clear quote for that before starting.

Leaks between apartments

When water comes through a ceiling in a tower, the source is usually in the apartment above, but not always. It can also be a common pipe in a shaft, which is the building’s responsibility. We can inspect both sides if the neighbour agrees, and give a written report with photos that helps your building management, landlord or insurer decide who is responsible for the repair.

Villa and garden leaks

Villas in Arabian Ranches, The Springs, The Meadows, Emirates Hills and Damac Hills often have long underground pipes from the meter to the house and to irrigation zones. A leak here may show as a permanently wet patch of grass, a sinking paver or a pump that keeps cycling. We test sections of the system and use acoustic equipment to locate underground leaks before digging.

Book leak detection

Send photos of the damp area, your recent water bills if they are higher than usual, and a description of when the problem started. We will arrange a visit with the right equipment. If water is actively flowing, close the main valve first and call us on +971 52 545 7205.

FAQ

Leak detection questions.

Ask on WhatsApp
How do I know if I have a hidden leak?

Turn off all water use and watch the meter for an hour. If it moves, there is a leak. Damp patches, swelling skirting and a high bill are other signs.

Do you break tiles to find the leak?

No. We locate the leak first with thermal imaging, moisture meters and pressure tests, then open only the area needed for the repair.

Water is coming through my ceiling from upstairs. Can you help?

Yes. With the neighbour's agreement we inspect the apartment above and give a report with photos that helps building management decide who repairs it.

Do you also repair the damage?

Yes. Our plumbers fix the leak, and our own tilers and painters repair the tiles, gypsum and paint.

Can it be the AC instead of plumbing?

Often, yes. Blocked or disconnected AC drain lines leak into ceilings. We check both.
