Hanging a mirror or a painting sounds like a five-minute job. Then you find that the wall above the console is gypsum, the frame weighs twenty kilos, the hanging wire is off-centre, and the spot you like is exactly where the AC pipe runs. We hang mirrors, artwork and frames for people in Dubai every week, and most of the time the hard part is not the drilling. It is getting the height, the spacing and the fixing right the first time, so there is only one set of holes in the wall.

What we hang

• Mirrors: bathroom mirrors, full-length mirrors, large living room and hallway mirrors, and mirrors over dressers and consoles.
• Framed artwork and prints: from small frames to large pieces with glass, which can be surprisingly heavy.
• Canvases and wall art: stretched canvases, metal wall art, wooden panels and tapestries.
• Gallery walls: groups of frames arranged as a set, planned on paper or on the floor before we drill.

Heavy mirrors need the right fixing

Large mirrors are the job people most often ask us to redo. A 180-centimetre framed mirror can weigh 30 kilos or more, and if it falls the glass is dangerous. For heavy mirrors we use two fixing points or a French cleat, a pair of interlocking bevelled rails that spread the weight along the wall and keep the mirror flat. On gypsum walls we fix into the metal studs or use rated metal cavity anchors. On concrete and block we use heavy-duty plugs or chemical anchors where needed.

Frameless bathroom mirrors are usually glued or fixed with clips. If yours is being replaced, we remove the old one carefully, clean the adhesive off the tiles and fit the new mirror with clips or a mirror adhesive that is safe for silver backing.

Height and spacing

A simple rule we use: the centre of a single piece of art should sit about 145 to 155 centimetres from the floor, which is roughly eye level for most adults. Over a sofa or a console, the bottom of the frame usually sits 20 to 30 centimetres above the furniture. Mirrors over a bathroom basin are set to suit the people using them, so we ask you before marking.

For gallery walls we lay the frames out on the floor or tape paper templates on the wall first, so you can see the layout before any holes are made. Gaps of 5 to 8 centimetres between frames tend to look balanced. We use a laser level to keep the top or centre line consistent across the group.

Walls in Dubai homes

Apartments in towers across Dubai Marina, JLT, JVC and Downtown Dubai usually mix concrete walls with gypsum board partitions, and gypsum is also common on feature walls behind beds and TVs. Villas in The Springs, Arabian Ranches and Mirdif often have hollow block walls. Each needs a different drill bit and plug. Before drilling we check for pipes, cables and AC lines, because they often run in walls near bathrooms and kitchens and above doors.

If you rent and want to avoid holes, we can suggest picture rails, adhesive strips for very light frames, or leaning large mirrors on the floor with a hidden anti-tip strap. For anything heavy, a proper fixing is still the safest option.

Artwork and valuable pieces

For original artwork or expensive frames, we handle the piece with gloves, check the hanging hardware on the back, and replace weak wire or sawtooth hangers with D-rings and new wire if needed. We can fit security hangers in offices, hotels and rental properties where you do not want frames removed easily.

We hang signage, framed certificates, artwork and mirrors in offices, clinics, salons and hotel rooms across Dubai, including after hours. For larger projects, such as frames in every room of a serviced apartment building, we work from a marked plan so every room looks the same.

Moving out and repairing holes

When you leave a rental, we can take down mirrors, frames and shelves, fill the holes, sand them flat and touch up the paint so the wall is ready for inspection. If the wall colour is not plain white, send us a photo and we will try to match it, or repaint the whole wall for an even finish.
